I want to walk you through this method of understanding the pricing on this home. You do understand that the Dollar you have in your Hand is Worth less than the Dollar you had 5 years ago...or 10 years ago because of inflation.

Would you Agree with me on this Statement?

I want to Talk to you about is "Time Value of Money" concept and I'll try to explain to you the best way I know how.

Just Look around you... How much were Houses worth 10 years ago?  A Lot Less you should answer.

Would you also Agree with me that houses 20 years ago were really cheap! They were cheaper than 10 years ago.

Isn't that true as well?

We had gradual price appreciation that was Averaging 6-7% per year for the last 70 years, with the exception of this recent housing bubble.

Once this Mess is Cleaned Up... we are going back to the regular ways!  The bottom is here now!
 Now is a Very Good Time to Buy!

Now, Let me ask you this...
'If" I helped you Buy a House 10 years ago, but instead you buying the house by yourself on your own with perfect credit, you Really Needed some Financial Credit Help from me.

What if  I Bought it just for you and you simply took over my financing.... and you gave me a little extra for my Risk, my Credit, and so forth... houses 10 years ago were half price- say around average $80,000 and you wanted financing for 3 years "Block of Time" time frame.

Current Market Value Price for these Homes is approxiamately $175,000. I will let you Buy it for $175K, you can go get your own loan on your Own Credit then right now...

But if you Want to Utilise me for my Credit and you Can Choose the Terms you want from 1 yr to 30 yrs...
Now, if you Want "Seller Financing Contract" for 1 year, you'll have to refinance in 1 year, then the price is PRICE Plus 6% which is $185,500....

If you Want 2 years of Financing, then its 6% Plus 2% more....new price.  $189,000
{Just Add 2% to the price for every year of Financing you want...}

So a 3 yrs balloon financing deal is a total of 10% added on....is $192,500

A 4 yrs balloon financing time frame is 12% added on... is $196,000

A 5 yrs balloon financing time frame is 14% added on... its $199,500

You can Buy 1 year Extensions after the 5th year.... This makes it Very Safe for you.
(Much Better & Safer than a Regular Lease Option!!!)

So now you finally understand better, how this all works. Then maybe... one day when you're looking back at this picture sitting in a Home that is worth then DOUBLE in Value from where you bought it...
